    How to get your estate agency to show up in ChatGPT and AI search

    AI assistants name estate agencies they can verify. That is the whole mechanism, and almost everything practical follows from it: consistent business identity across the web, content that answers questions directly, corroboration from sources other than your own website, and structured data that removes ambiguity about who and where you are.

    What you cannot do is control the output. Anyone selling guaranteed placement in ChatGPT is selling something that does not exist. What you can control is the evidence available about you, which is most of what these systems have to work with.

    Start by finding out where you stand

    Before changing anything, ask the assistants directly. Open ChatGPT, Gemini, Copilot and Perplexity, and run the questions your vendors would ask: which estate agents are best in your town, who to use for a particular type of property, whether a named agency is any good.

    Record who gets named, which sources get cited, and whether anything said about you is wrong. Repeat it monthly, because these surfaces move. That log is your baseline, and it is more useful than any tool because it is the actual customer experience.

    Fix your identity before anything else

    The most common reason an assistant hedges instead of recommending is that it cannot confirm the business is one business. A slightly different trading name on Companies House, an old address on a directory, a different phone number on your Facebook page, each inconsistency reduces confidence.

    Answer the question in the first two sentences

    Assistants extract answers. A page that spends four paragraphs setting up before it says anything specific gives them nothing to take. A page that opens with a direct, complete answer and then explains it gets quoted.

    In practice this means writing headings as the questions people ask, answering immediately underneath, and keeping the facts in text rather than only in images or PDFs. It is unglamorous and it is the single highest-return editorial change most agency sites can make.

    Build corroboration outside your own site

    A claim that exists only on your own website is weak evidence. The same claim reflected in reviews, local press, professional bodies, partner sites and directories is strong evidence. This is why review activity and local coverage punch above their weight for AI visibility specifically: they are independent agreement.

    For estate agencies the accessible routes are local news, community sponsorship, professional memberships, and original data about your own market, a genuine analysis of your town's transactions is something no national brand can produce for that town.

    Mark it up

    Structured data does not make you rank, but it removes ambiguity, and ambiguity is what makes a model hedge. Organisation or LocalBusiness markup describing the agency, FAQ markup on questions you visibly answer, breadcrumb markup showing where a page sits, and review markup nested in the organisation rather than invented as a self-serving rating.

    What to expect

    Volume from AI search is smaller than Google's today. The intent, however, is unusually high, people ask assistants the questions they would previously have asked a friend, and being the agency named in that answer arrives with more trust than a tenth-place organic listing.

    Expect volatility. Answers change week to week for reasons nobody outside the model providers can fully explain, so track trends rather than treating any single response as a score. And expect it to surface reputation problems quickly: a run of poor reviews that used to sit on page two now gets summarised into a sentence.
