    How much does SEO for estate agents cost in the UK?

    The honest answer is a range, and the range is wide for reasons that are worth understanding before you sign anything.

    Across the UK market, estate agent SEO typically runs from a few hundred pounds a month for a single-branch agency covering one town, up to a few thousand a month for a multi-branch agency competing across a city. One-off projects, a technical audit, a migration, a set of location pages, usually sit in the low thousands.

    That range is wide because SEO is not one product. What you are buying is a quantity of work against a quantity of competition, and both of those vary enormously between a market town and a London borough. Anyone quoting you a fixed price before asking how many areas you cover is selling a package, not a plan.

    What actually drives the price

    Four variables account for almost all of the difference between a £500 month and a £4,000 month.

    1. 01How many areas you want instructions from. Each town, suburb or postcode needs its own page, and each page needs to be genuinely about that place. Ten areas is roughly ten times the content of one.
    2. 02How competitive those areas are. Ranking for estate agents in a small market town is a different job from ranking in Manchester, where established agencies have a decade of authority behind them.
    3. 03What state your website is in. A site whose property search is invisible to Google needs structural work before content is worth publishing. That is front-loaded cost, and skipping it wastes everything spent afterwards.
    4. 04Whether content is included. Some quotes cover strategy and technical work only, and assume you will write the pages. That is a legitimate model and a very different price. Check which one you are being quoted.

    What a fair quote looks like

    A quote worth taking seriously names the terms it is targeting, states where you currently rank for them, and says what will be delivered each month. A quote that promises "page one rankings" without naming a single keyword is promising nothing you could ever hold them to.

    • Named target keywords with current positions, a baseline you can check yourself in Search Console
    • A specific monthly deliverable: how many pages, what technical work, what reporting
    • A stated timeline with realistic milestones, not a launch date for results
    • Reporting in enquiries as well as positions
    • No lock-in longer than the work needs to show movement, six months is reasonable, twenty-four is not

    The cheap end, and why it usually is not

    There is a tier of estate agent SEO sold at around a hundred pounds a month. It is almost always the same thing: an automated audit, a handful of directory submissions, and a monthly PDF. It does not move rankings because it does not produce anything a search engine values, and the real cost is the year you spend believing SEO is being handled.

    The opposite failure is paying a generalist agency premium rates to learn your industry. Property search has specifics, filtered results that cannot be indexed, portal competition, six-month vendor decision cycles, and you should not be funding the education.

    How to think about the return

    Work backwards from an instruction rather than forwards from a budget. If your average fee is £3,500 and SEO costs £1,200 a month, the programme pays for itself at roughly one extra instruction every three months. Set against a channel that compounds, the pages you build this year still work next year, that is a very different calculation from paid advertising, where the traffic stops the day the budget does.

    The honest caveat: it takes time. Most agencies see position movement within eight to twelve weeks and meaningful enquiry growth within three to six months. If you need leads next month, that is a paid search conversation, not this one.

    What to do next

    Before you get quotes, check where you actually stand. Open Search Console, look at the queries bringing you impressions, and note your average position for anything that is not your own brand name. Most agency owners are surprised, usually because they are already being seen for the right terms at positions nobody clicks, which is a much cheaper problem to fix than starting from nothing.
