The searches closest to an instruction are the most local ones, and they are won differently from everything else.
Local SEO decides who appears in the map pack and the local results for searches like estate agents in a named town. It is driven by three things: your Google Business Profile, your review activity, and the consistency and prominence of your business across the web, plus, on the website side, a page that is genuinely about the area.
It matters disproportionately for estate agents because these are the searches closest to an instruction. Someone searching estate agents in a town is not browsing. They are shortlisting.
Google Business Profile is the biggest single lever
Most agencies claim their profile, fill in the basics and never touch it again. That is a large and cheap opportunity, because the profile is the primary input into map-pack ranking.
- 01Primary category: Real Estate Agency. Secondary categories for lettings or property management if relevant. This is one of the strongest single signals and is frequently set wrong.
- 02Complete every field, hours, service areas, attributes, description, and real photographs of the office and team rather than stock imagery.
- 03Post regularly. New instructions, market updates, local involvement. Very few agencies do this.
- 04Answer the Q&A section, including seeding the questions you are actually asked. Anyone can answer it; leaving it to chance is a choice.
- 05Keep hours accurate, particularly around bank holidays. Inaccuracy here is a trust signal in the wrong direction.
Reviews: recency matters as much as volume
A hundred reviews from three years ago read worse than twenty from the last six months. The agencies that do well have made asking part of the process, at completion, at move-in, at the point the client is most pleased, rather than remembering occasionally.

- Make it one tap: a direct review link in the email or text, not instructions
- Respond to every review, positive and negative, the response is read by future clients more than the review is
- Never incentivise or filter. Beyond being against platform policy, a wall of five-star reviews with no texture reads as false to humans and to models
Citations: the boring one that quietly matters
Your name, address and phone number appear across dozens of directories, and they need to agree exactly. Suite numbers written three ways, an old landline, a former trading name, each inconsistency weakens the signal that says this is one established business at one address.
It is dull work and it is finite: audit once, fix, then check annually. The same consistency is what makes AI assistants confident enough to name you, so it pays twice.
Location pages that are actually about the location
On the website side, each area you want instructions from needs its own page. The failure mode is universal: a template with the town name substituted, published forty times. Google treats that as a doorway page, and readers can tell within a sentence.
A real location page carries things only a local agent knows. What has actually sold recently and at what kind of level. Which streets and property types move fastest. School catchments, transport, the character of different parts of the area. Your own instructions there, and named people who cover it.
The test: if you could swap the town name and publish it elsewhere, it is not a location page. Ten real ones beat fifty templated ones.
Multi-branch agencies
Each branch needs its own Google Business Profile at its own verified address, and its own page on the website with that branch's details, team and area. Consolidating branches onto one page is the most common multi-branch mistake and it forfeits the local signal for every location except the head office.
How to measure it
Track map-pack position for your core town terms, from an incognito session or a rank tracker, since your own results are personalised, alongside Business Profile insights for calls, direction requests and website clicks, and organic enquiries by area in your CRM.
