    AEO vs GEO vs SEO, what estate agents actually need

    The distinctions are real. The idea that you must choose between them is not.

    SEO is about ranking pages in a list of results. AEO, answer engine optimisation, is about being the source an assistant quotes when it answers a question directly. GEO, generative engine optimisation, is about appearing inside AI-generated summaries rather than in the links beneath them.

    They share foundations and reward slightly different work. For an estate agency in 2026, SEO is still where most of the volume and most of the instructions are, and the other two are increasingly worth the incremental effort, which is small, because the foundations overlap heavily.

    SEO: ranking in the list

    The classic discipline. Technical foundations so a search engine can read the site, pages that deserve to rank for the searches you want, local visibility signals, and authority built over time. For estate agents the defining specific is that property search results have to be real, indexable pages rather than a filter, get that wrong and nothing else matters.

    AEO: being the cited source

    When someone asks ChatGPT which estate agents in their town are worth speaking to, the assistant does not return ten results. It names two or three. AEO is the work of being one of them: answering questions directly and early, structuring content so a machine can extract a clean claim, keeping business identity consistent everywhere, and building corroboration outside your own website.

    The harshness of this filter is the point. There is no page two and no partial credit for eleventh place.

    GEO: being inside the generated answer

    Google's AI Overviews and similar features answer the question at the top of the results page. When they do, a significant share of the clicks that would have reached a website never happen. GEO is about being present and correctly represented inside that generated content.

    What they share, which is most of it

    • A site that can be crawled, read and understood
    • Content that answers real questions rather than describing services
    • Structured data that removes ambiguity about who and where you are
    • Consistent business identity across every public source
    • Corroboration, reviews, local press, directories, partners
    • Genuine local expertise, demonstrated rather than asserted

    Answer engines lean heavily on pages that already rank. That is the practical reason not to treat these as competing budgets: classic SEO authority is one of the largest single inputs into AI visibility.

    Where an estate agency should start

    1. 01Fix the foundations. Indexable property search, unique titles and descriptions, fast mobile pages. Nothing else works without this.
    2. 02Win the local searches. Google Business Profile, reviews, citations, real location pages. This is where the instructions are today.
    3. 03Answer the questions. Content addressing what vendors ask before they instruct, which serves SEO and AEO simultaneously.
    4. 04Then measure AI visibility. Run your key questions across the assistants monthly and see who gets named.

    That order is deliberate. An agency that skips to AI visibility while its property search is invisible to Google has optimised the smallest channel and left the largest one broken.
